What is a Technical Architect and what does he do?

The Technical Architect intervenes in the different stages of the construction process. In addition to the execution of projects and site management, it is very common to develop other tasks, such as advice on contracting, management before the Public Administrations of Licenses and Authorizations or monitoring compliance with the Works Contract.

He is a TRUST professional, close to the citizen and qualified to inform, advise and solve any issue related to the Building, its Construction, Maintenance and Rehabilitation.

The execution of works, even the smallest ones, entails an endless number of forecasts, problems to be solved and early decision making of all kinds, on which the success of the work will depend. Having a Technical Architect is a guarantee of peace of mind.

    What is a visa?

    It is a collegial act of supervision that is directed fundamentally to control and to guarantee the legality, the quality and the security of the works and interventions of the professionals. The visa provides specific guarantees for the benefit of the addressees with a reasonable minimum price and with maximum efficiency, speed and convenience.

    Under no circumstances does the visa cover fees or other contractual conditions, the determination of which is subject to the free agreement of the parties.

    Benefits of a visa.

    It is a guarantee for the recipient of professional services, since:

    • It certifies the identity and professional qualification of the author of the work.
    •   It certifies the formal correctness and integrity of the documentation of the professional work in accordance with the regulations applicable to the work in question.
    • The College registers, archives and guards all the technical documentation submitted for a visa. In this way it can, at the request of those who accredit a legitimate interest, issue certifications on its content.
    • It certifies that the professional has a valid professional civil liability insurance.

    Voluntary Visa

    COAAT Teruel offers the visa service for any professional intervention that is not subject to visa requirement. In this way, the recipient of the professional services can enjoy the same guarantees and benefits as the mandatory visa.

    Compulsory visa

    El Decreto 1000/2010 de 5 de agosto establece la obligatoriedad del visado de determinados trabajos profesionales:

    •  Works execution project. For these purposes, building is understood to be that provided for in article 2.1 of Law 38/1999, of 5 November, on the organisation of building. The visa requirement applies to works requiring a project in accordance with Article 2.2 of the Act.
    • Certificate of completion of building work, which will include the documentation provided for in Annex II.3.3 of Royal Decree 314/2006, of 17 March, approving the Technical Building Code. For these purposes, building shall be understood as the provisions of Article 2.1 of Law 38/1999, of 5 November, on the organization of the building. The visa requirement applies to works requiring a project in accordance with Article 2.2 of the Act.
    • Building execution project and final certificate of work which, where appropriate, must be provided in the administrative procedures for the legalisation of building works, in accordance with the applicable urban planning regulations.
    • Demolition project of buildings that do not require the use of explosives, in accordance with the provisions of applicable planning regulations.
